Construction costs are currently skyrocketing

We ourselves are building in a building gap. Within 2km, 3 more new houses are being built. Friends of ours are also building. Our construction company is currently building 10 more single-family houses in parallel, that has probably always been the average. I'm curious how it will continue to develop.

We still have a few here who are building (including ourselves), but I think mostly those who took advantage of the interest rate upswing are still in progress.

Yep, we’re part of that too. Our neighbors who are still building as well. The other houses are already further along than we are. I don’t personally know anyone who is just starting or has started.

The average interest rate over the last 40 years was 7.2 percent for mortgage loans. Today we are talking about 4,xx percent. Basically, complaining at a high level. However, the problem is the above-average high construction costs.

The price-to-interest ratio is significantly worse today than maybe 15 years ago. Back then, you got significantly more house for your money.

And anyone who financed in 2012 at 1,xx percent fixed interest for 10 years with 1 percent repayment now naturally has a problem.

And those who financed in 2012 with 1,xx percent fixed interest for 10 years with 1 percent repayment, of course, now have a problem.

I would say anyone who could take out such a loan in 2012 also has no problem today; the creditworthiness must be incredible. Back then, the interest rates for 10-year loans were still at 2.5%-3%.
