We will see then how much is built next year. I believe the big slump is coming then. Of the 400,000 apartments that the traffic light coalition had as a target, we will then be very far away. Maybe, due to existing orders, we are still at 300,000 apartments in 2022, but 2023 will bring the big bang. Then you might end up with 200,000 completed apartments or even less. Because who wants to build under these conditions (high interest rates, high inflation, high construction costs) anymore. The consequence will be insolvencies in the construction sector and at least a stabilization of the high price level (it's called supply and demand). And existing properties that are not yet a hundred years old will increase in price. Because new construction will still only be for the top 10%, and the others will be flocking to the young, well-maintained used properties with forty years on their backs.

At my place, heating with Hotboy has been ongoing since Monday. I can give you an update tomorrow on what has happened so far. The drilling has been there since May, but it is not allowed to be used for that because of the risk of freezing. As far as I know, the heat pump is not there yet either ;)


You don't get that at all. The legal minimum is two thirds; there is zero incentive for the lessor to go beyond that. A fair approach would be to set at least 90%.
Some of the existing contracts will also expire in the coming years, and then again in the 40s and 50s. It will be interesting

I've already explained that.. it's still under 200€, the adjustment was 5€ … etc. It's already in the forum.

A "further big disadvantage" looks a bit different to me with numbers…
For example, that you only deal with it negatively and then maybe won't build at all because financing doesn't work with 150,000€ more for the land purchase. Just because you rule out alternatives.

If you have to react so emotionally and personally to a factual discussion with differing opinions, it seems you truly regret the leasehold.
