I am grateful for the input here. I should probably make that clear. No one here annoyed me. And it has helped me move forward. I have looked at the portals. I would say there are more houses listed than usual, but no new builds. And I don’t see any price drops either. Still, there aren’t many.

Absolutely right. When we were searching for an apartment in Hannover seven years ago, a real estate agent told us exactly this, very clearly: "We only put the junk that nobody wants on the portals. If you want a top apartment, you have to hire an agent, these properties go away long before we even think about listing them on an online portal... for a fee..."

Sounds to me like realtor talk trying to justify their reason for existence. If I as a seller hire a realtor, then he should please do everything to achieve the highest purchase price. Situations where you don’t want to make the sale public, aside.

Apples and oranges. Whoever can easily afford 2,000 EUR cold rent/month wouldn’t waste their time looking on online portals. That’s where the clientele who fight over the few old buildings for under 1,000 EUR hang out...

Besides, it also gives the broker some relative peace in good times. Because he spares himself constant calls like "I offer 350,000" for a 500,000 EUR property. As long as there is enough demand, the broker has no problem with that.

Now demand is collapsing and the broker probably needs the "I offer 350,000" because he can negotiate them up against each other.

Prove me otherwise... just like with the settlement cracks...

Me too! Yesterday, I approached a roofer on the street at my neighbor’s to have some small jobs done. Surprisingly positive: I received an affordable offer the same day with the note that the work could be done this month. There was even a discount, which I hardly ever saw during the complete renovation a few years ago and was always my minimal negotiation goal. Tomorrow I’ll clarify a few more details, then the order will be placed directly without negotiating.

Uh, yes they would. 2000 euros is nothing in urban areas anymore, where you would have a particularly exclusive clientele.


Makes sense from the real estate agent’s perspective. But I was talking about the seller. Also, I didn’t realize you meant rent. The landlord might be satisfied if you present them with a suitable candidate who accepts the agreed rent even without an online portal listing.
