It works quite well on American roads, but those are as wide as highways anyway. Here, you don't have any fun if you want to go through a historic village center with a 10m wide transport.

I wanted to give a short update and am curious how things are going for others: After the slab was poured with a few days delay, everything continued smoothly. It is quite possible that this was also due to our willingness to accept additional costs of 10k for the construction. After reading so much here and having very good calculations for the earthworks, we accepted this. In hindsight, that was very well invested money. After the slab was poured, the shell construction also progressed quickly as did the erection and pouring of the intermediate ceiling. Afterwards the masonry was completed so that everything was ready for the roof. Our expert was extremely satisfied with the work, which was certainly also due to the provision of food for the craftsmen. Here I can really only recommend to everyone to spend the few euros. We were made aware by the craftsmen that one or two things in the plan could not be correct. After a phone call with the construction manager, these were corrected. An unhappy craftsman just does his job ;) The roof truss then also went smoothly and the roof was covered one week later. We had very good weather and so our construction was continuously dry :). Afterwards the windows came and in parallel we started the electrical work. Meanwhile the house is finished from the outside with paint, the photovoltaic/satellite system is installed and the scaffolding already taken down. Inside the plastering is finished. In the next weeks the sanitary and heating will follow, and at the beginning of December the screed should be installed. After that, we will have the major work done. Our construction supervisor was also very satisfied with the other trades, so there have been no major complaints so far. But he also told me about other construction sites that have been waiting for materials for months. Especially constructions with some unusual requests are stuck because of material shortage. I also watch some house builds on YouTube and I am very happy how smoothly it is going for us. One build on YouTube had already completed the earthworks several weeks before our construction started and is still only at the intermediate ceiling :/ So it is not an easy time but it can still work :D How is it going for the other builders?

My masons initially received daily meals and coffee and still messed around. There are no guarantees. Nevertheless, my congratulations and I hope things continue to go well for you.

With us, everything is still being delayed a bit with the developer. We are "only" (potential) buyers of a newly built townhouse and don’t have much say anyway. At first, the developer was probably a bit optimistic about how quickly the city handles certain things (the order for development took significantly longer, and the city also communicated that there would be no building permit before that – and the developer didn’t want to finalize contracts before the permit). It now seems that all the formalities are finally moving forward, but we are wavering a bit between "Thank God the developer is handling this and we have little to do with it" and "we would like to know/make more decisions." Joy and sorrow with developers, presumably ;)

Oh, as a client you can also face this issue. In our case, the development of the area took a full 10 months, but the communication was rather optimistic and some had signed their contracts based on the municipality's statements. The lucky ones now are those who are actually building. The rest were overwhelmed by rising construction costs and interest rates. They will likely not be able to afford the construction anymore in the foreseeable future.

For us, the development took over a year. Before that, there was no building permit and without a (timely) building permit, no application for Baukindergeld was possible - with two children, that's not trivial. This case of a trivial single-family house building application, 100% compliant with the legally binding development plan, escalated up to the state Ministry of Construction. After that, we received the building permit. Just in time. Then it took another three quarters of a year until construction power was available in our street. About 11 months after the building permit was granted, construction only began. And now we are literally anxiously waiting until the heat pump arrives. Maybe November 22, maybe May 23. But - to get back on topic - throughout all this, there were no price increases from the general contractor. We are still paying the prices from 11/2020.
