Buying or building a house in Berlin and the surrounding area is unfortunately not possible for us at the moment. Maybe in a few years.

Funny. Another one who thinks the BWR = market price. BWR is only important for the bank; it is used to calculate the equity ratio.

As already mentioned, Town & Country sold 600 sqm plots in Fichtenwalde including builder binding for 365 € / sqm + broker commission. They all sold quickly. Guess what a plot without builder binding and broker commission is worth. Let's assume only 365 x 1,462 sqm. What does that make?

Don't let yourself be influenced by some individual examples with utopian prices here. It is clear that land and construction have become more expensive. But there are always new opportunities in life. And a smaller plot and a smaller house will do as well, especially when finances play a major role.

BWR? What term is that supposed to be? I only know standard land values. The displayed standard land values are of course average values. And your plot with 75 m depth and narrow street frontage is probably well below that. But keep lying to yourself!

Further terraced houses/apartments are to be built in Beelitz-Heilstaetten in autumn. It is near the train station, and the train will soon run every 30 minutes. You then travel about 45 minutes directly to Berlin Central Station without changing trains.
A primary school with a swimming pool and sports hall, a daycare center, shopping facilities, and a medical center are currently being built in the settlement. Furthermore, almost all offices from Potsdam-Mittelmark will be consolidated in Beelitz-Heilstaetten. Feel free to inform yourself about it.

Last week I missed out on a plot at a fair price. Price at 70,000, 500 sqm. With a house to be demolished. That was optimal but we keep looking and saving. We don't want more than 100-110 sqm house and can't afford it. Of course, we are 29 and 27 with one child. I work and study and my lady is on parental leave.
