We got off lightly last year. I had to have some discussions with our general contractor about the price guarantee, construction cost increases, etc. Anyway, the house is standing and last November I planned the outdoor area with the landscaping contractor and urged him back then to order all the materials (paving/borders/gravel, etc.) and store them at my place. I even paid in advance. He finished last week and mentioned in conversation that the price of everything from the sand up has increased by at least double digits! He can only get the goods as long as the stated price is paid… He installed the fence for me under the table for €50 per foundation… I ordered the fence itself from Poland. We wanted to build our terrace this year with Siberian larch, but I’ll probably have to change plans.

I am no longer sure about the tax office. But we had a whole batch of birth certificates that already stated to which government office we have to send them. Someone just read in the newspaper that real estate prices rose 10% last year ;)

Here is the current bird that was shot down, a terraced end house from 1982 (accordingly not a visual stunner) 143 sqm living space on a 315 sqm plot. No interior pictures, so I assume it is unrenovated: bargain at 795k, my husband thinks it must be a typo :cool:

The shack that I already introduced here (the one with the garage with a lift) is still listed and has now dropped below the million mark.

In the Munich S-Bahn area that would indeed be a typo. Too cheap...

But that is already quite typical, I know it exactly like that. The first properties are slowly aging. That is new. And the asking prices are still often completely inflated, but the rush is gone. Properties no longer disappear after hours. Googling brings up relevant articles on the topic: suddenly realtors already have room for negotiation. Prices on portals are falling. Plots of land are appearing there...
Supply grows, demand falls. Costs from interest rates rise, inflation eats up disposable income. The hot air wants to come out, and some sellers still want to quickly sell it along with it.

I have something again about craftsman prices. My husband was initially shocked, but I was expecting the 1000. Especially since he was here twice without charging for it.
