This is a shell house. That means a shell with roof, windows, and exterior plaster. The builder has to provide all the interior work: electrical, heating, plumbing, stairs,...

Built a Massa house 23 years ago. The base price only included the outer shell including windows. The complete interior finishing is done through expansion packages. Electrical, sanitary, heating, insulation, interior walls, drywall, doors, etc. were only offered as a complete package. All self-performed! Mostly hardware store quality. Don't know how it looks today. But the price was unbeatable even back then. And I can assure you that the house is still standing and inhabited today.

You are pretty much standing alone on this front—except for the head of a large real estate corporation, who of course has to make endless write-downs in a downturn and therefore would like a price increase, especially for all the properties that these corporations currently have to dispose of. But the nasty buyers are striking there.
Otherwise, the party is largely over. Those who can still "strike" have been greatly reduced in the past year. Money for grandma’s junk property is no longer coming in either, and from year to year the relevant age cohorts are getting smaller. There have also been many studies on this for years.

You can probably forget that. Massa Haus was our first contact when we considered building a house. Even during the conversation, neither prices nor services were disclosed. The salesperson wanted to know how much capital we wanted to invest monthly, wanted to know our entire financial situation, and then make us an offer. But even that he didn't want to send us, instead he wanted to discuss it on site with us. And ideally we should have signed right then.
