Please do not distract from the topic. Even if some do not want to know anything about it.

However, I think the underhanded attack on the property rights of German homeowners by Robert Habeck should definitely be discussed. After all, the new legal requirements for heating systems will have significant effects on the entire real estate market. Especially since the uncertainty among the population could not be greater.

First of all, a restraint in lending by banks for existing properties is to be feared. These properties will certainly be valued differently than just a week ago. A certain hesitation to buy is also expected. Many will wait first.

A house built in 2010 will be almost as affected as a house built in 1980. Both with gas heating and not complying with the latest insulation regulations. Many owners are still financially fully involved. Refinancing will be interesting not only because of interest rates but also because of depreciation.

For most owners, the train for heating renovation has already left the station or better said derailed. Delivery times for new oil and gas heating systems have jumped sharply for days now. Currently, with online orders, I see 3-5 months or 150-200 days. You may have the heating system but still no heating installer. It will definitely be very tight.

Anyone who now has a 15-year-old gas heating system in the basement will probably be sitting on hot coals. If the heating then breaks down irreparably, it will be difficult. Who buys a house now where a complete renovation might be necessary?
Prices for new heating systems and renovations are likely to rise to astronomical levels.

In times of highly uncertain energy supply and raw material shortages, enormous inflation, rising interest rates, and declining real wages, I consider such a political intervention in the entire real estate industry to be highly questionable.

And Habeck does not need to run off to Ukraine and finance the big reconstruction there, by the way with German taxpayers' money.
He should rather take care of his country and our economy.

What worries me the most, however, is the fact that once again everyone keeps their mouth shut. The media sugarcoat it and the masses will kowtow. Well then!

Once again "alternative facts"? Various models (Viessmann, Vaillant, Buderus) both gas and oil are immediately or within 10-20 working days available in various shops.



Well then, get out on the street instead of always preaching the end of the world here with your now eighth nickname (counting your newest one)... You have all these nicknames because you always forget your password, right? It’s just a pity for the forum users who don’t know your history and don’t realize that 95% is nonsense but believe it...

We received the same outlook last week from two heating engineers during a quote appointment for a new oil heating system.

Of course, you can still buy stock online, but this year you will almost certainly no longer find a heating engineer to install it.

Why should additional collateral arise in the case of a follow-up financing according to Paragraph 490 of the Building Code?



Normally, additional collateral will not be required because a) you have repaid some of the loan and b) the value has increased accordingly, so that your loan-to-value ratio is lower. This means that the risk for the bank will not be as high as necessary to require additional collateral.
