Yes, correct.
However, the lower-earning part of the population is less often a homeowner than the higher-earning part.

Either way, the main point of my post remains: HomeOffice increases the attractiveness of more rural areas and reduces the necessity from the worker’s side to live in an expensive commuter belt.

Nice for all people without building pressure... And the past has taught us very well that it will definitely not get cheaper by waiting...

I haven’t found anything about your construction project using the search function. Do you already own the plot of land? If you’re still unsure about calling it off, you could introduce your project here once, if you have time and feel like it. Maybe one or another forum member will come up with something smart. I hope the cancellation is just a break or pause. :)

Many simply forget that rents are also becoming more expensive, not just construction costs. At least I can secure my loan rate now for the next decades and thus have a certain degree of planning security. Here in the area, even for apartments > 2000 euros per month, there are hundreds of applicants. If you have pets like we do, you are usually filtered out immediately anyway. Waiting means betting that construction costs will go down again and interest rates won’t rise further. I consider both unlikely (although, of course, I don’t have a crystal ball). Wages are currently rising massively in the USA, and I can imagine a similar development in Europe. What I cannot imagine, however, is being able to build again in five years for 2000 euros/sqm and interest rates reaching record lows again. The material situation will probably relax again, but if wage costs and interest rates are even higher in five years, that won’t help much. And who knows how easy it will still be to get a single-family house plot in five years if you live in a metropolitan area. It is already hard enough now, if you don’t have five children and are active in ten different clubs at the same time (that’s obviously exaggerated now, but without at least two children, you have zero chance of getting a municipal plot here).

finally someone who also recognizes the overall context and draws well-founded conclusions from it.

I also don't think that rents will stagnate in the next 20 years.

Where we will be in 10 years, we will know exactly in 10 years.

It’s hard to believe what the study is based on. Never trust a statistic you haven’t falsified yourself ;)
There are simply too many professions that work on or with people or on machines.

I agree with you there. Unfortunately, this also shows that the salary ratio is not right. But I don’t want to start another discussion here. One just shouldn’t always base things only on themselves. I find a more global or solidaristic perspective desirable.
