With us, the clocks seem to run backwards. Especially with the windows, one does not expect any problems here either. They were ordered last week and are supposed to be installed in 2 weeks. I can hardly imagine it myself, but so far the contractor has always been right with his deadlines.

We have two different statements regarding the windows, one requires 8 weeks but excludes warranty for a certain window. Therefore, we asked another, 25 (!) weeks delivery time, they are fully booked. The landscaper also has no capacity before next July, is also busy with projects. Actually thought it would get easier because less is being built....

Our desired parquet is back to the pre-war price. In the meantime, it had risen by €15 per sqm.

I am curious. Our construction is scheduled to start in February 2023. Currently, our contractor is completely relaxed and also has some projects running in the area. He said that he obviously has to order the air-to-water heat pump etc. now because of the delivery times. Also, no comments regarding "price adjustments" have come up yet.

Let's wait and see, the price adjustment also arrived for us at the end of December, construction started in mid-January. If the fixed price period expires before it begins, hardly any company will not take the option of a price adjustment. That would be downright negligent towards their own employees.

Every contractor is completely relaxed. After all, we don't tell our customers: Yes, you can forget the schedule, we will only get some critical components shortly before the final inspection.

Because this honesty is rarely rewarded. So we "play the game," like every other company, and hope to get one or the other component earlier than threatened.

Because let's be honest. If your contractor already started to question the final deadline and pointed out delivery problems... you might still back out, right?

Well, I have already come to know the company as very open. I also spoke beforehand with 2 homeowners who completed with them last year and the year before last. Problems were always communicated openly. And that is what I expect. If it is transparently explained exactly what has become more expensive and whether there are alternatives – fine, you can come to an agreement.

The company doesn't have much to gain if you back out now. They only operate here in the region and don't build 500+ houses per year off the shelf.
