I assume the general contractor meant clay tiles. Although I would also expect supply shortages for concrete tiles in the medium term if some now switch to roof tiles. The capacity cannot be increased indefinitely.

Talked to my window manufacturer yesterday - Schüco is increasing prices by 30% and probably will make another big jump during the year. Also spoke with my roofer, managing director of a large roofing company - They have now completely restocked their inventory, which according to him will last until the end of summer. Direct quote: "Whether I can even supply you by the end of the year, regardless of price, I absolutely cannot tell you as of today." They apparently get new price increases from their suppliers every two weeks now. My father, a buyer at a large automotive supplier, is currently buying his steel at three times the price compared to a year ago.

The rather large Beton Kemmler is currently also buying at about 1600,- / ton, which is more than double the usual amount. Also, it is not guaranteed at all that deliveries will continue.

Well, a crystal ball would be good now :-) We are trying to get through quickly. For everything we provide ourselves in EL, there is currently a big hoarding going on. But I am mostly curious about the carpenter. He should do the extension and the roof. Then there are the windows and facade, heating. That will be exciting.

My crystal ball says those who have canceled now might possibly stay on standby as well. But who knows. For now, I still keep my fingers crossed for everyone who is already in the middle of the house-building project, hoping they can successfully complete it.

So I have put my planned 7-family house on hold for now and am waiting. If necessary, 1 to 2 years. Since the KFW subsidies have been discontinued, interest rates have risen, and construction costs have increased, it hardly pays off. Therefore, I am not concluding any financing with a 22-year term now.
