We need a realistic estimate for a KFW-55 house with 140 m2. In southern Lower Saxony. Standard equipment.
Plot about 500 sqm flat, no slope or similar. Maybe someone is currently building in the area j and can analyze our estimate.
We would do the painting and laying the floor ourselves. Everything else would be contracted out. Outdoor facilities probably later also done by ourselves.

- House approx. 350,000k (€2,500 per sqm for 140 sqm still realistic or already higher?)
- Additional construction costs approx. 45k
- Kitchen approx. 15-20k
- Carport with storage room for equipment approx. 10-15k?
- Architect approx. 15k
- Outdoor facilities approx. 20-25k (terrace, fence will be a very normal one, paving, lawn without frills)

Realistic?

Energy costs are rising, fuel prices are rising, the construction boom is being further fueled, and with the current order situation, the offers determine the price. Anyone who thinks the trend is going down is a fool.

Thin argumentation chain to insult all those who see it differently. (strictly speaking, not an argumentation chain at all, merely an assertion)

I think people who have money to spare still see a certain investment pressure or last-minute panic due to inflation. For everyone who can only just afford to build a house, the increased cost of living will become a real problem. Especially when interest rates rise in combination with inflation.

Where is a construction boom still being fueled? Interest rates are rising, necessary materials are not available, costs for land and buildings are exploding. Economic development is deteriorating. Fewer and fewer buyers are present in the market, due solely to price and demographics. On the other hand, a rather highly equipped construction industry that also needs projects for the coming years.

When you loudly announce that 400,000 housing units are to be built, it is already pointless given the current overload and shortage of materials.

As long as there are investors or home builders who believe there is no tomorrow, it will continue until the bubble bursts.
