WIESBADEN – According to the Federal Statistical Office (Destatis), the prices for newly built conventionally constructed residential buildings in Germany rose by 6.4 % in May 2021 compared with May 2020. This is the highest increase in construction prices compared to the previous year since May 2007 (+7.1 % compared with May 2006). In May 2007, the then increase in value-added tax from 16 % to 19 % contributed to the sharp price rise. In February 2021, the previous reporting month of the statistics, prices had risen by 3.1 % compared to the previous year. Compared to February 2021, construction prices increased by 3.6 % in May 2021.
Prices for shell construction work on residential buildings rose by 7.3 % from May 2020 to May 2021. The strongest increase was in carpentry and timber construction work. Due to the increased demand for construction timber domestically and abroad, their prices became 28.5 % more expensive. Prices for roofing and roof sealing work rose by 8.3 %, for plumbing work they increased by 8.1 %, and for drainage pipeline work by 7.8 %. The largest share of the shell construction work and of the overall index is accounted for by concrete work and masonry work. Here, prices for concrete work rose by 6.6 % and for masonry work by 4.8 %.
Prices for finishing work increased by 5.5 % in May 2021 compared to the previous year. Prices for screed work rose by 7.4 %, for thermal insulation composite systems and metal construction work, they rose by 6.3 % each. Carpentry work, the construction work with the highest share of finishing work, cost 5.8 % more than in May 2020.
Prices for maintenance work on residential buildings (excluding cosmetic repairs) increased by 6.2 % compared to the previous year. New building prices for office buildings rose by 6.2 % and for commercial operational buildings by 6.6 %. In road construction, prices increased by 2.4 % compared with May 2020.

Not necessarily. For example, if "fewer people" build more, then not. If, for example, turnover and returns increase with fewer buildings, also not.
