A new house consumes significantly less. Its users are therefore much more resilient. It is simply social and fair that these strong hands show solidarity with the users of older buildings, who consume more.

When it comes to the rent level, hopefully, it is looked at in a detailed manner. In our district, the picture for the majority of the district would be massively distorted if you took an average for the whole district. In the villages on the outskirts, you only get about half the rent for the same object as in the only significant town, which of course would heavily influence the average due to the number of rented properties.

You don’t need to hope anymore. If your federal state applies the "federal model," and most do, this fictitious net cold rent belongs in the calculation and it depends on the city or district. The levels are already known. Just search for property tax calculator on Google.



I don’t know how you get to tenfold. Using the aforesaid calculator, I fictitiously calculated the following for Berlin:

Assessment rate 810% (as said, it’s currently unknown what it will be from 2025)
Rent level stage "4" will automatically be determined for Berlin (1 is the lowest, 7+ the highest)
Land value I entered as €500/sqm
Plot size 500 sqm
Property type single-family house
Year of construction 2020
Living area 180 sqm
No garage spaces

Results in €2,090 property tax p.a. for a fairly new house that is not exactly small and not on the cheapest land. That doesn’t exactly knock me off my feet for an urban environment like Berlin, and if it was only a tenth before, well, then it was extremely cheap there.

I’ll say quite boldly, most forum members here will probably pour enough money into the empty coffers. ;-) When I think of my paid-out life insurance policies or my husband's Riester pension, taxes and health insurance, it's enough to make you want to "cry".

But each municipality can choose the assessment rate, can't it? And again, each federal state can do something of its own regarding the calculation method. That will be exciting.

Ah thanks... There seem to be really good calculators... So for the house we will buy, it will probably come to about €400-450... Currently, as far as I know, it's about 300... so not such a huge increase... But let's see what the multiplier does.
