I think one has to differentiate a bit here. Prices are (a) not falling everywhere (at the same rate) and (b) if they are falling, then mainly for older existing buildings with oil/gas heating. The market for new buildings or relatively young existing properties, in good energetic condition, is currently like swept clean here (RM area). A year ago, nearly new properties occasionally came on the market or were listed on the relevant platforms. For a few months now, there has been less and less, and by now really nothing at all is coming through. Like dried up..

Of course, this is my subjective impression, but anyone who thinks they can snag a bargain in the above-mentioned segment due to the current (interest rate) situation can probably forget about that.

I had promised to inform you once the pricing round with the GU was completed. For understanding: the offer from October 2021 was approximately €510,000 turnkey without ancillary construction costs. As of today: approximately €520,000. Mainly responsible for this are reinforcement steel, windows, bricks, insulation materials, and a few other materials in total. We will receive a detailed list of the deltas by email.

To our surprise, some items have even become cheaper (front door ~ €600, sanitary 2k) but this has to be attributed to discount effects.

So our "worst-case scenario" (€40k) is fortunately still far away. The start of construction has also been confirmed for 10 weeks from now. Until the start of construction, no significant price increases are expected as most of it is already ordered or en route to the warehouse by then. Except, of course, JIT material.

We will now try to save the remaining buffer beyond the construction project in order to be able to make special repayments immediately after completion.

From unfortunate experience and because others in the area report the same: already ask what’s wrong with the heating if it’s a heat pump

I found out yesterday that there are still 4 neighbors in our area affected with no heating (32x parcels, currently about 12 are building)

We already ordered them in May 2022 so that they can be installed in autumn 2023. So far, iDM has not reported any delivery problems.

In our district, people have apparently given up the dream of a single-family house. Houses planned for 2023, which had been off Immoscout for a while, are now reappearing. Now, one could also simply buy the plot without the obligation to build.

I find this troubling for many reasons; as tenants, these people will hardly be better off if they even find affordable apartments in a child-friendly environment. A sad development.
