Construction costs are currently skyrocketing

Here there are Tier, Lime, and Bolt. With 125,000 inhabitants, Wolfsburg is a large city, but it doesn't feel like one. What could be called the main urban area has about 62,000 inhabitants, and the incorporated rural settlements already have 30,000 inhabitants.

I always find it terrible to go there and am glad to get out every time. In my view, BS is the 10,000 times more livable CITY. And not a "model city" that was "improved" after the war to be "car-friendly."

I have been regularly checking the prices with our [Fertighausanbieter] since we built.
Each time the identical floor plan, 145 sqm (137 sqm living area), gable roof with 1.30m knee wall on a slab foundation, excluding earthworks, painting, flooring:
2015: 225k
2018: 256k
2020: 291k
2021: 305k then increased to 318k during the year
2022: 334k in February and now increased to 352k (current price)

From 2020 onwards, additional services such as electric blinds were included, and since 2022 also the [Kontrollierte-Wohnraumlüftung]. Also, the standard was "raised" from [Kfw55] to [Kfw40]. Surely a few things in the construction performance description have been changed, but the price increase is quite significant.

We are still lucky to be building at the 2020 prices. The offer was signed at the end of 2020. Since then, there has only been an increase for wood in the amount of €7,000. Down payments have now been made at 73%. There will be no increases.

The bank loan was also concluded at the right time. At the end of 2021 at 0.96% with a 10-year fixed interest rate. The debt ratio was about 70%. The property was included at 30%, and the bank was satisfied with the second rank in the land register.
