I have to quote your post from 2022 – are you satisfied with your Vallox? We are getting one too.

It is not installed yet. We had over 4 months delay because of our windows... The shell builder was actually supposed to start in May 2022, but only came in September...

The pipes for the Vallox are laid. It will be in the attic. I am a bit afraid regarding the operating noises. I am curious...

Regardless of construction costs (which is only incidental here anyway): Münster wants to ban the construction of new single-family homes. Somehow it’s only a small step from there to banning semi-detached and terraced houses... Politics is becoming more and more overbearing and will certainly save the world—or rather the climate—once again with the ban  You can just buy existing single-family homes, “no one can afford new construction anyway”! But no one can afford those old single-family homes either. Gutting them, renovating them to be heat pump-ready, who is supposed to be able to pay for that? Everyone has gone crazy!

And once again, fake news are being spread by the usual suspect. The single-family house is not being banned in Münster; it only takes a back seat in future development plans. This means future development plans will only allocate few building plots for single-family houses and more for semi-detached houses and terraced houses.

And that makes sense, because otherwise a few wealthy people would buy up the building plots from those who cannot afford a single-family house with an 800m² plot, but only a semi-detached house with 400m² or a terraced house with 200m² plot.

Because one step to make building more affordable again, especially where land is insanely expensive, is to reduce the size of the plots. And that only works with semi-detached or terraced houses.

From the municipality’s perspective, however, that can also be desirable. It usually brings in more income tax ;)

Otherwise, I wonder why the plots aren’t simply made smaller. The "rich" certainly won’t build on 300sqm.

Well, whatever – I have a 90sqm single-family new-build floor area on >800sqm of land – I really feel dirty
