or a certain "class" (I couldn't think of a better word) will have to prioritize more again. Do I want fast consumption, vacation twice a year, or a house? And if the latter, does it have to be the "dream house" with "dream kitchen" and Instagram-worthy gimmicks, or is a solid execution enough?

I’m curious whether this will perhaps cause some rethinking among project developers as well. We basically thought, "a terraced house on a small plot suits us too and we don’t have to stretch ourselves that much," and were surprised how much luxury and, at least in our feeling, unnecessary stuff is sometimes included in the newer projects. We are demanding in the sense that we’d like to have one more room than the standard terraced house usually provides (mainly for a home office). The cheapest/smallest ones often fall out because of that, and above that the focus seems to be more on an extra huge master bathroom, a large dressing room, and a third rooftop terrace (a bit exaggerated - but it’s been seen that way) and the prices asked for that are then far from "don’t have to stretch ourselves that much." Although admittedly we haven’t been looking forever and maybe those are just the projects that remain findable longer. We would rather invest "leftover" money in a better heating system than a rooftop terrace, but apparently today that’s more in the area of custom building?!

Well, by now the tendency for us is unfortunately more towards "it could be tight either way" :/ Just because of the interest rates, what seemed easily financeable with a good buffer last year slides into a very painful range regarding the monthly burden. (But crying doesn’t help either, we just weren’t that far along.) We’ll see.

An Amazon is faltering in its height, a Vonovia is being affected by Adler and expensive refinancing.

Leisure consumption and '1 Click pay at Amazon', buying out of boredom, will probably fall victim to cuts in the general population in the coming years.

But no one will probably be able to do without a warm place with a shower and food. I currently see the rally of endlessly rising real estate prices just short of the peak. The real estate market is sluggish. The last boomers are still quickly investing their cash in concrete.

Someone had asked when a home loan is too expensive: in my opinion, that's when the annuity exceeds the customary cold rent in the area. The days of €1000-1200 monthly payments for a house of your own are unfortunately over.

Luxury always goes, the money is there. See LVMH, Hermes, Rolex, and co. And whoever buys the 6th Hermes handbag for 10k will probably not be 'peddling' around in a 150m2 prefabricated house ;)

Our town (5500 inhabitants on the border to BaWü) announced yesterday that a building plot has been returned and is now up for sale again. At the same time, a new development area was announced with 500 m2 per building plot. The "old" development area from 2018 had a plot size of 800 m2.

The worst thing about the current development is that especially young families with more than one child get left behind. They have higher expenses because of children but often not much equity yet, and there is still room for improvement in income. Here in FFM, it is really difficult in many neighborhoods to find family-friendly and affordable apartments. There are the fancy 3-room apartments with huge living space and two tiny rooms. And then there are the unaffordable 5-6 room apartments. Well-designed 4-room apartments at reasonable prices are almost only available in old buildings or in the ghetto high-rises. And even there, it’s almost impossible to get one. For many, the only option left is homeownership, and that is no longer so easy.
