Correctly determined. Immoscout was the source here, unfortunately not linked. Their statement implies that in the event of a massive loss in property value, an additional payment obligation exists. If this cannot be met, the loan becomes due. I wonder if Mr. Habeck has considered this in his heat transition. Not that we get a banking crisis on top of the real estate crisis. But we already have that anyway. Anyway, the retirement provisions of millions of German citizens were practically wiped out overnight. And the nice inheritance will be gone as well. This whole heat pump nonsense will definitely lead to massive disruptions in the real estate market. What won't people do for climate protection. Now I'm just waiting for night storage heaters to make a comeback. After all, they are also heated with renewable energy.

Conversely, the bank surely also commits to lowering the interest rate during the ongoing financing because the house is now worth more or because the loan-to-value ratio fell below xx% due to repayment?

Then take a look inside yourself. That is usually actually stated there. But most banks have no interest in turning book losses into actual losses. As long as your installments are being paid, they usually don’t ask. However, it may be that they are forced to check and also re-verify that their collateral is still worth something. So that something like what happened in the USA doesn’t happen here as well. Then it gets interesting.
