And you can’t plan a living space, omit a floor and save money that way? So it’s NOT possible, or it’s just NOT WANTED? By the way, there are also cakes for 10k, so the steel surcharge is already saved. Instead of vinyl, laminate. Saves a lot of money because the subfloor needs less preparation, material is cheaper and 1 room = 1 day in EL. There are so many little things you can save on if you want or have to. But this “can’t be done” or “then I have to redesign” are just excuses when the need is not yet great enough. At least in my opinion.

It’s about those who possibly already have a completed building permit and financing / had them. At some point, you can’t leave out a floor anymore, because then it means a new building permit, new financing, and so on. Of course, you can plan everything differently from the start and save at all possible corners and ends. Eventually, that really becomes a matter of expectations. I CAN also sleep on bare screed and save myself floors and furniture. ;-)

Well, I already knew there was potential for savings in many areas. But that cake is such a cost driver, I wasn’t aware of!
I’ll have to adjust my ancillary building costs calculation right away. Because I definitely cannot and do not want to do without cake!

Well, for us, the garage is also planned in the basement. A plan change shortly before construction start would be absolutely uneconomical at the current planning status, even if the basement were omitted.

- The structural analysis would have to be recalculated
- Working drawings would have to be changed
- The architectural design would have to be submitted and approved
- Possibly construction delays

Due to the substantial change of the house, there may also be problems with financing, since the lending value might change as a result of the revised appraisal.

If one is still in the preliminary design phase, it naturally looks different.

This can not only cause problems - there is no bank that will simply finance this. Because the missing floor significantly reduces the value of the building and thus also the lending value. Especially since lending criteria for mortgages are currently being tightened anyway and property values are generally slightly declining, I honestly cannot imagine that this will be approved just like that anywhere.
