I don't find it comparable – because in which other "investment" can I live? I can't do that with purchased ETFs. Gold? No, not that either.

In the end, everyone has to decide for themselves whether it is a good investment or not. So many factors come into play

Good = material or immaterial? In terms of return, no, as long as one saves as a tenant and does not consume. If I need compulsion to be able to save at all, then yes. And in terms of quality of life, usually an excellent investment.

But materially, it always depends on what I am comparing. Am I comparing the 140sqm house with the 50sqm apartment? Am I comparing the house in the countryside with the apartment in the big city, or vice versa? I can only say for myself that for the money I currently pay for the house, I would not find a rental apartment. Therefore, I now even have the opportunity to save more in order to achieve an even higher return. Furthermore, the value of the house has increased by about 200,000 in 7 years. There is no better return anywhere else.

Then sell your place and buy something new, otherwise you won't benefit from your book gain ;) You only realize a return once you sell the thing.

That is correct. But then I would have to rent afterwards to also benefit from the returns. A new purchase would more than eat up the returns due to the increased costs :p
