I say end of '22 / beginning of 2023, the real estate market is a whale and sluggish. Just like everyone still has to work off the backlog of orders in the construction industry. But it is starting that new orders are being withdrawn or "postponed." My neighbor has now sold his 20-year-old house after 4 months. At full price to a young family. Construction costs back then 200k DM, now 400k€.

I agree with you, but I do not see the houses for sale in the dying inner cities.

My remark was only aimed at the post from . Locally in this particular case, because someone is interested in the properties and is "filling their pockets"

I bought my current house 20 years ago for 170k - with >800 sqm of land. The standard land value has almost doubled since then (currently 350) - the real prices have increased almost threefold. The house was estimated at 50k back then.

Why should I now sell the prime plot without necessity when I can't find any property or land elsewhere (find in the sense of: there is nothing available). Sure, it's probably a chicken-and-egg problem if everyone thinks that way. But: Selling now with current inflation and putting the money in the bank? No, thanks.

The whole thing will get interesting with the new property tax.

It always depends on the city of course =) I live in a town of 5,500 inhabitants in West Bavaria and was just mentally going through the streets within the historic city walls. I can spontaneously think of 13 vacancies here, some of which have been empty for years and are listed by the city in its own vacancy map.

That's how it is with us. The holiday homes or undeveloped plots receive fiber optic so the trees can post photos on Instagram...
