Very, very easily? How do you think that should work? Bring on the tips ;-) I don't mean "yes, you can just leave out the basement and plan living space downstairs and eventually build a carport next to the house" - because it's long too late for a comprehensive replanning.

Yes, above the standard, but you need construction steel, concrete, bricks, roof tiles, and windows for every (solid) house. But it shouldn't be about my project specifically here - and generally speaking, as you also say, it is unfortunately already the case that what seem like "small" amounts at first glance currently add up drastically ...

I see that everywhere too, sometimes very rapid discounts already at the offer stage. For renovation properties as well as high-priced houses. And suddenly there are open house viewings. That hasn’t happened for many years. Do agents suddenly have to do more than just post the ad, let it run for 4 hours, and show the first 5-10 people who have already shouted “I’ll buy” through the house for 10 minutes? Meanwhile, example calculations from a “financial advisor” are already appearing as attachments, to show that the properties can still be somehow financed (over 10 years..)

But I am still waiting for the ultimate proof that the market has turned – when the first renovation properties are offered with already pre-made hazardous materials reports.. ;)

Surely they have to do more now. Although the specific example was somewhat exaggerated from the start. This is simply not the area for semi-detached houses, and even if someone wanted to go for it, they were at least 100k too expensive. In between, the grapevine knew that a family with children and a grandmother was supposed to move onto one of the plots, but that now seems to have fallen through as well. I'm very curious; if nothing happens within about a year, I will also make a bit of a fuss about compulsory building. It's bad enough when the mayor gives plots to his brother-in-law (or whatever), but even worse when he then doesn't build anything.

Leaving out a double garage doesn’t require a fundamental redesign and saves several tens of thousands of euros. Not WANTING doesn’t mean not BEING ABLE TO. I guess (really just guessed) that there’s a not exactly cheap kitchen, the flooring will be high-end, maybe even Q4 level skim coated. As I said, just guessing. With a standard 08/15 house, these savings of course aren’t possible.

As for us, a complete redesign would be necessary if we left out the double garage, since it is integrated into the house and there is a large living room above it. No idea how it would be in this case.

Exactly like that. Apart from the fact that it is quite nonsense that you can save "several tens of thousands of euros" by doing that. Then I might not have a double garage, but two living rooms that need to be developed.

Sure, if you plan one less floor from the start, without a basement and without garages, then it is significantly cheaper, that is logical.

By the way, our kitchen costs around 16k €, the floors are tiles and vinyl ... so nothing crazy.
