Basically yes, but I hadn’t heard from the Durrans for a long time and thought someone of the same kind was coming now. But with the house for easily 100k, it was all too familiar for me :rolleyes:

We also built only about 122sqm, no basement. Additionally, a double carport 6x6m (including assembly with friends, roofing by the roofer and 3-side cladding €6,747), garden house 12sqm (including assembly with friends, roofing by the roofer €8,650). Bikes and garbage bins in the carport, winter clothes and storage space in the unfinished attic, the garden house is partially lived in and partially used for garden tools (in winter Oleander and citrus fruits are stored there), all-season tires, shoes and daily jackets in the 7.5sqm utility room. Space-wise it’s enough, even though more space would of course have been nice. But I wasn’t willing to build bigger with higher costs. €908 monthly payment with a 30-year fixed interest rate and I can sleep peacefully, no matter if someone becomes unemployed or property prices fall (keyword loan-to-value adjustment and additional collateral).

But as you can see, the ancillary costs are currently rising explosively. So even a 900 euro installment can become difficult.

I think 30 years of fixed interest rate is good and I would also do that. So for the entire term.

I just checked. New gas contract at 18,000 kWh consumption about 600 euros, electricity easily 200 euros, water, sewage, garbage, property tax, insurance, Telekom and quickly another 1000 euros ancillary costs are due. Most people didn't have that on their radar.

The monthly installment depends on the financing amount, term, and interest rate. Of course, our installment would also be higher today due to increased construction costs and higher interest rates. I estimate that in 2022 we would have to pay €1,271.35 (assuming a 15% price increase and 2.86% instead of 1.63% for a 30-year fixed interest period). I wouldn’t want to build in 2022 anymore either!

So our additional costs (insurance, property tax, water, electricity, gas, telecommunications, garbage) are exactly 305.41 € monthly

Yes, still. Wait a few more months.

Heating oil has doubled for me and at the latest in December I have to refuel. Cheap oil is still available.
Electricity prices doubled. 100 euros so far. Without switching to the basic supply, I would now be at 160 euros. And that the other costs will continue to rise exorbitantly, I am not worried about.
