Markups are OK if you get something for them. But if the plumbing dealer simply sells at double the hardware store price as a rule and the installer then marks it up again on top of that, in addition to travel, labor, etc., then I can understand the upset.

I see it the same way. It will probably go down to 2.5% for 10 years as long as recession fears prevail and the stock markets fall. Currently, the swap curve and construction interest rates are trending downwards. There is definitely a delay. Swap has also fallen, otherwise interest rates would not be falling either. Today, the yield on the 10-year was 1.94%. This last happened in early June. In the coming weeks it will continue to go down as long as recession fears persist.

With us, for example, the WC also costs about 600€. However, this includes installation and [UP module]. Considering the warranty, the time needed for delivery and installation, as well as surcharges for profit, I actually find that quite reasonable… The material alone already costs almost 300€.

Did you read my post? Swap fell from Monday to Tuesday (over 10 points), but went back up just as much from yesterday to today. In the last few weeks as a trend I agree with you. Although I rather see it as a sideways movement.

The thing with the interest rate is guesswork.... We have taken out a fully amortizing loan or rather we will be finished before the end of the fixed interest period without any special repayments... You can always get out after 10 years (from the full disbursement)... In the worst case, I paid a bit more in the first 10 years...

Of course, you can now "cheaply" lock in 2.89% for 10 years and if the interest rate is still at 5% then sell the place because it’s no longer affordable...

I also know couples who thought 1.1% for a fully amortizing loan was too expensive last year... Preferably 0.80% for 10 years.. You can buy such houses in 9 years then... There will already be some because none of them has less than 180sqm and a basement... it was all possible... but last year almost 600k was gone.
