Just read on Zeit Online:

"The number of building permits in Germany decreased in the first three months of the year. This was announced by the Federal Statistical Office.
...
In the process, the number of building permits for single-family houses fell significantly to 20,778, down 26.2 percent."

This only confirms what I hear around me. Just yesterday I spoke with an acquaintance from Wüstenrot – he also does construction financing, and quite a few of it. About half of his clients are currently backing out – private builders but also large developers with investment properties. There will be a slump in demand and also a not insignificant correction in prices for existing properties – that’s what I stand by. The hot air is slowly but surely escaping from the market. Those who still want to sell with it should act quickly. Properties have already been on the portals for significantly longer – with the price expectations of some owners, which were established half a year ago, the sale can become a very tough matter.

It's somehow no wonder if prices remain high or even increase in some cases, and at the same time you can watch interest rates rise. We also considered building at the beginning of the year. But then an unbeatable purchase offer came along... We couldn't afford to build now either.

The question also is:
how many of those permits were still submitted last year - with low interest rates

On average, a building application certainly takes 3-4 months - for me it was 10, it was corona time after all...
Most probably sign with the general contractor, then get the loan at the right time, and then submit the building application.

Also questionable is how many already approved projects are still on hold.

You can see it here in the financing thread of the forum. Where a year ago three threads were opened per day, it is now maybe three per week?

Floor plans are also noticeably fewer.

The first ones will already be on short-time work or are about to be. Order books may be full, but that is of no use if the goods are rotting in the port of Shanghai.
