Construction costs are currently skyrocketing

Damn, that is really very cheap! We had already looked up four prices and the cheapest was from the farthest provider (we try to order regionally whenever possible). But I never would have thought that the material in Poland is so much cheaper. Also, the installation is a bargain! They must drill tons of holes in the ground, use quick concrete, fix the fence, screw everything, etc. It takes at least 2 men and a full day for that – or am I mistaken?

They are really quick. They do the 73m + the main fence (20m) including the electric gate (concrete pillars are done by another company) in one day.

Now I have the absolute shoe remover for you:

Mid-April, sanitary sampling for 2 bathrooms was done. Material prices continuously noted: total ~9k. Today I asked where the offer is because we finally want certainty and they told me over the phone: 14k.

No worries, 3 phone calls made to avoid misunderstandings and synchronize the comparability of the two prices (i.e. contents) and still it should now cost 5k more – mind you, in 3 months!

Directly informed the general contractor in writing that the bathroom hardware will now be done privately (that was already agreed in advance).

Some still haven’t heard the bang or we simply haven’t gotten used to the felt price doubling.

Milk the cow as long as it gives milk. For 14k you get plenty of high-quality "hardware." Almost no one will install it for you because everyone wants to make good money on the "hardware." Of course with hefty hourly rates and nicely rounded up as labor costs, you can even earn three times from the customer.

We have almost completely taken the standard equipment of the construction company, as this is already in the mid-range and appeals to us. The additional payment will probably amount to about €1,000 - €1,500. Bathroom furniture was intense during the sampling (not included in the standard). 1.80m wide vanity cabinet for over €3,000. Now we have everything made by a furniture maker from Poland, only the vanity top comes from the regional stonemason (natural stone). In doing so, we achieve a much cheaper price with high-quality materials.

I do not doubt that. Whether it will happen depends on many factors. Steel prices have dropped significantly, oil prices have fallen, but the euro is simply weak. There is definitely more room. The price of wood is stable and at a good low level (apart from pellets for heating, which have increased by a factor of 2.5 compared to 12-24 months ago). Even Poroton bricks are available again. How about roof tiles? The main energy source for cement production is not gas or oil, but 70% dirty and environmentally harmful plastic from the Green Dot. So it is not so dependent on the pipeline czar idiot. Now a lot depends on little czar idiot whether gas comes back and whether the Dutch TTF price then normalizes again.
