The underlay membranes are not UV stable. They become brittle from the sun and simply break. They do last for 3 months, but not much longer. It also depends on the weather conditions.

So you should definitely put a tarp over them and fasten it well. In another gas emergency, the brickworks would be the first to be shut down.

In an emergency, there are also metal roofing sheets that look like roof tiles. You just have to use those first.
I think in a few weeks there will be no more roof tiles available.

I was recently at the Creaton roof tile factory in Thuringia, and the place was not particularly full as usual. There was certainly still some stock, but if that was enough for 100 houses, it was a lot.

Apart from the delivery difficulties, among others with the roof tiles, I have the impression that the current price declines in reinforcing steel, construction timber, and (just read) also in copper are largely due to recession fears.

The recession is long since here, so the fears were well justified. We will probably fall into a depression. Accompanied by a sharp liquidity crisis. Therefore, prices for building materials are likely to fall. Last night, crude oil also fell by 9 percent. Unfortunately, the Euro fell along with it, so only the Americans benefit from it. But even if prices fall, there is still no available goods. In the GDR, a Trabbi also cost only 12,000 DDR Marks. You just had to wait 15 years for it. Those who wanted one immediately went to the black market and had to pay 30,000 Marks. It was the same with building materials. Forum gings, was the keyword. And if you had some, you got everything immediately and in sufficient quantity.

In our neighborhood, there has also been a shell construction covered with a tarp for months. I am really glad that we chose a flat roof. Bitumen prices have indeed gone up, but for > 100 m2 of flat roof, even that does not really matter. Overall about €4,300 for all sheets including installation. The price for this position would probably have been 20-30% cheaper last year, but it would have been lost in the general noise of the offer differences. However, the offer includes a price adjustment clause.

According to our contractor, he sees no problems with material availability for our shell construction, which is supposed to be erected in September. However, we had to switch from Poroton to aerated concrete because it was uncertain whether we would get bricks in time during the last inquiry… Allegedly, they are currently accepting orders again at least.

At the moment, I am worried about the windows. We will probably only order them according to plan around September/October, hoping to receive them by January at the latest. Bad timing if there is no gas anymore then, maybe one could order some in Poland…

So.. The first feedback from the bank was relatively confident. Our advisor assumes that we could change the loan to the house we looked at yesterday, which is really great, with only minor fees... Only the KfW part could become problematic. Well, it remains exciting. The sellers of the house from yesterday are kindly postponing other viewings until next week for now, so hopefully we have some time to get more information from the bank.

The gas spot price is astronomical, actually it would be stupid of the czar idiot the little one to close the Nord Stream 1 pipeline after maintenance. Currently, a lot of money is being made with it. In the last 2 weeks it has risen from 84 euros to 168 euros (unit MW).

The oil price is at the level of 02/2022. The gas stations say otherwise, but well. Lobbying makes the cash registers ring.

Some raw materials for construction are partially available for order again.
