Although I am in the South Bavaria region and only 1 hour from Munich, you can hardly find a construction company here currently for less than 3200€-3500€/sqm.
A brief insight from our construction routine: Our earthworks company has increased prices (dump trucks, excavators, etc.) by 25-30% due to fuel prices. After selecting the flooring, the offer came 4 weeks later, with prices then 35% higher. Meanwhile, in hardware stores here, you no longer find price tags on flooring, etc., as only daily prices apply now. The tiler has also increased prices by 30-60%.
Heat pumps are in supply backlog, estimated delivery time 6-8 months. Our price guarantees are also expiring, it will soon get interesting…

Yes, the first cranes are up. Our building application has also been approved :). The shell builder says he could start right after the Easter holidays. Whether that will work...?

The son of a colleague has just canceled his construction and returned the reserved plot. The first offer in December was still €2800 per sqm, now, after everything was finally calculated, €3600 per sqm. They then tried to cut back, but still ended up €100,000 over budget. The local resident model didn't help anymore. Now the colleague is considering retiring two years early to move permanently into the previous weekend house so that his son and family can take over his house. The colleague who keeps everything running here. :(

Near Bad Tölz, so southern Bavaria. They also lack the KfW funding in the budget. It was already tight and calculated optimistically before, now they have pulled the emergency brake. Allegedly, however, they will get out of the matter without major costs.
