If the Chinese hadn't taken their strict path from the beginning, it would have had massive effects on the world. Besides millions of deaths in their country, the supply chains would indeed have collapsed. Calling that a wrong path is quite astonishing.

In the short term, this may have been justified. However, it was clear early on that a worldwide eradication was not particularly realistic and at the latest after it became apparent that the vaccine does not provide sterile immunity, this solution was completely off the table. From that point on, Zero Covid is definitely a wrong path because it means total isolation. Even if some officials certainly have sympathies for it, China cannot completely isolate itself. But we are not here to discuss [Coronapolitik], but the effects on construction prices. And it is clear that with the same strategy, several supply chains from China will break in the coming months.

I know something similar from Danwood. We looked at the Classic 266 there in 2017/2018. The price back then, turnkey from the slab (without upgrades), was 286,000. Now 452,900 (however with heat pump + controlled residential ventilation instead of gas in the base). Quite insane!

The joke is, demand hardly decreases because the money is worth less and people rush to "spend" it.

Hey, even if I add 40k for a base plate, architect, and transport, that's just about 1800 euros/m2 for a villa, maybe around 2000 euros/m2 with some more upgrades. These are still prices like five years ago from the competition!

Well, a villa requires more than just a larger living space... Still affordable. Here in the south, even with simple multi-family house construction, we're at nearly 5000€/m2. Really crazy. But my acquaintance (construction contractor) told me that currently all those with tight financing are falling out. Higher-quality apartments and properties continue to be bought with healthy financing.
