How do you want to get rid of these kfw loans if you buy something else? Is that even possible? What about the energy consultant, etc.? I see a 50k+ loss through the cancellation of the construction project. You have to save for a long time for that...

This is not a KfW loan, we have the grant version. So apart from the energy consultant, at least no costs arise; if we don’t submit anything, the funding simply won’t be granted..

Southern Germany, Swabian Alb. You just won't find any offers, the houses are often not for sale. "I'll keep that for my grandchildren." Yeah, the stupid thing is that they usually don't even want that.

My opinion as someone who advises on construction loans daily: - if equity is available, then keep the equity as a buffer/reserve in reserve and do 100% financing - no or little equity, then rather forgo new construction and continue renting - instead of new construction, prefer existing properties, although the supply is already low and the prices for existing properties will continue to rise, as the total costs remain reasonably manageable

Bad times for new construction without sufficient equity or sufficient reserves.
