I can only contribute two trivial pieces of information:
- Matching our wine-red roof, I would have very much liked to have a wine-red satellite dish, since my husband insists on having one. According to the information from the wholesaler of our electrician, out of 500 satellite dishes sold only 2 are in the color wine red; he would have to order it first and could not say if and when it will be delivered. Well, now the anthracite-colored one just matches the solar modules. In the meantime, I have gotten used to many compromises during the house construction. The main thing is that we can still manage to finish the construction at all.
- According to our electrician, no fuses are currently available. This does not affect us, but it certainly does affect his other customers.

I cannot assess whether this is true, because I always find everything as "available" on the internet, even in larger quantities.

We were lucky with our electrician. He also installs the things we buy. For example, roller shutter collectors from Bosch. With him 85 € / piece. Through Corporate Benefits I got them for 44 €. The same with smoke detectors, motion detectors. Of course, there was a pizza from our Italian place for the employees when they were on site.

We are currently in the offer phase and expect three more offers from different [GU´s] in the next days/weeks. The tone is pretty much the same for all - without basement ~3000€/sqm living space. Two offer a flat rate according to their statement, one with a price escalation clause which could be discussed (validity in months from signature). All three are regional companies with 50-150 employees.

We plan to start construction in March/April 2023

Read through the construction service description carefully. For one, the 3,000 € may be without the floor slab, for another with, and so on. The big issue is always the earthworks and possibly storage; some can lose around 10,000 € there. Then sockets, heating type, etc. I applied for the loan with about 10k € hidden buffer. But that is almost gone already. I expect to add about 15k € from equity. But that is related to the fact that we have adjusted a few things.

I've already started putting all the stuff into an Excel file... also the number of sockets etc...

The base plate is always included... one with glass foam gravel underneath, the other with frost protection... unfortunately, as a layman, I can't judge that :/

Friends built with two of the three last year and were very satisfied. Something like that is better than any colorful glossy brochure...

I have also recorded all the invoices in Excel. There are now 47, and we are about 2/3 through the construction :-)
