It's already been a few years ;) it must have been just before Corona and this drastic development.

In the Lower Saxony village where we hopefully will build someday, there are actually only properties UNDER 250k. Even houses of about 180sqm that are in good condition don't cost more there...

That is the difference between scarcely demanded rural life and the periphery of a metropolis (where periphery of a metropolis means that I am still surrounded by many fields, farmers, and barns).

Definitely. The house next to my uncle's was sold last year. The heating and windows had to be redone, but that only cost 40k€. About 130sqm.

Meaning: The gap between countryside and city/suburbs is really extreme, and whoever wants to live close to the city has to pay for it. I'm quite glad that we have now decided to go back to our home region...

I could imagine it as long as: a) there is a good internet connection b) an employer who does not require physical presence more than once a month c) at least one store with daily necessities within a 2km radius (not a gas station).

a) and c) are given here. Regarding b), I at least have hope that in the medium term, 1-2 times presence per week will be sufficient due to the electronic file.
