My wife still has a dormant home savings contract, I think we will activate it now. I don’t want to grant the 750€ fee to the LBS now. (Especially since my wife, back then 5 years ago, was massively talked into it - to be honest, I failed to intervene.)

Nope. The special repayment is already included there. But it's actually about construction costs here ;)

I'll ask openly hypothetically: Who can still afford a new build with 5% interest? In southern Bavaria, where the plot already swallows 350k, it should become just as tight as in SA, the construction costs remain. So will the rental market tighten due to construction stops from project developers and private single-family home builders?

Nope. You just have to build with your own effort again, just like our parents did. If you only want to lie in a deck chair and not lift a finger and preferably go on vacation while others build the house, it probably won't work anymore in the future.

And it is indeed still possible to build cheaply and well today if you plan a 3-year construction period and put in a lot of your own effort. My 192 square meter villa currently costs 151k euros and will now cost about 100k euros more and one year of work. With controlled residential ventilation, 30 cm insulation, heat pump, and blinds on all windows.

But that means you either: a) have the cash and don’t have a job that requires at least 50 hours/week. b) have craftsmen among family/friends who also have time. c) get a plot of land that doesn’t cost as much as the self-built house. d) can afford interest rates of 3%+ and from the 13th month additionally 3% commitment interest / p.a. As you can see, many ifs. Sounds good and fine, but will rarely be feasible.

Why do people do that? Honestly, I don't miss those things in the bedrooms, quite the opposite. Apart from that, I also don't want to live in a house cobbled together by amateurs, but if it's simply not financially possible otherwise…
