With us, it feels like much less is for sale on the internet. The few houses that are there have been listed forever, either because they are hopelessly overpriced or absolute wrecks. In addition, there are very few that could be nicely renovated if the price were adjusted accordingly. The latter would probably have sold at the asking price about a year ago.

The legal situation is initially secondary. If something gets stolen, it’s gone at first and you only get a replacement after 8-10 months with a significant surcharge. The only difference with us is that the houses even make it onto Immoscout. When we were looking for an existing property 2-3 years ago, there was absolutely nothing (Munich Southwest, Fünfseenland). The prices are still absurd and the properties disappear again after 2-3 weeks (I no longer check regularly) - except for a few old giant boxes for 3 million+.
