Floors are missing because turnkey means you are responsible for floor and wall coverings. There is screed on the floor and the walls are standard Q2. Are shutters even included? That was not the case in 2019. But back then gas with solar was still standard and now, I believe, it's an air-to-water heat pump?!I was surprised by what seems to be standard at Town & Country. If I see it correctly, floors and bathroom fixtures are missing. Electric shutters would be a consideration depending on the cost. But yes, with a €40k buffer, you end up at around €300k.
The large plot has a direct view of fields and forest, the other rather elevated neighbors on the slope. Earthworks could be a bit more expensive on the smaller plot due to a slight slope. We will both take another look and do some calculations. A shorter commute is also worth quite a bit of money and time.
