May I ask who the financer is? Feel free to keep me updated. We also need to arrange a new construction financing in the coming months and are still undecided.

Unfortunately, I can't send you a private message yet, but I have created a thread about our construction project; if there are any updates, I will write something there.
The advisor is an independent financier, arranged through Prohyp. I don’t know what the situation is currently, but we visited four local banks and the house banks; they were all at least 0.3% more expensive and offered worse conditions. The ones that were competitive had complicated building savings schemes.

Last year I still got leftovers from a private seller via the well-known classifieds site for €9/m² (also 22mm). Often there are smaller sawmills or timber dealers somewhere out in the sticks who still sell it somewhat cheaply.

Last year I also bought rough-sawn boards at a small sawmill near Templin for around 10 euros per sqm. Not the best quality, but completely sufficient for the attic.
But I didn’t cover the entire area either; I don’t need that much space up there.

We are also building nearby - with individual contracting... I am curious about what lies ahead for us. My husband is already regretting that we didn't take out 70k more in credit. We signed last week and still got very good conditions: 1.12% effective over 17 years

I also have to say, if I had known what price increases were really coming, we would have asked for 50k more. Well, now it is what it is, I just hope the buffer of 70k is enough for us :(
