Honestly, I thought that was already good, the other fence builders here in the region charge from 120-200€ per meter Maybe it's fashionable now and fashion costs :D

Of course, we also have cost increases. Especially reinforcing steel has risen extremely, which is quite noticeable with our 2 waterproof concrete floors that lie on the slope.

According to the current awarding/offer status, including civil engineering, planning and essential parts of the exterior area and extras like controlled residential ventilation and KNX, we are at €3,300/m2 of living and usable space. I can’t calculate the basement separately right now since, as I said, we are building with individual contracts with the architect.

However, we still have some open trades and price escalation clauses in offers. But we also have enough extras that can be done without. Own contribution is not included in the 3.3k.

I would like to add, however, that we are still >10% above the original estimate. But that is not unusual with architects even without a crisis.

BTW regarding construction interest rates: Constant Maturity Swap is back below 2%.

Apropos, the KFW124 interest rates were lowered again today by about 0.2 percentage points and are now just under 3% again for the 10-year fixed interest period. (They had been around 3.5% for a while.) The interest rates have also fallen in the advertising on the homepage of our house bank compared to two weeks ago. Whether this will remain sustainable or not remains to be seen (you still read things like "over 4% expected by the end of the year!"). I'm curious to see how it will continue.

No, that’s rip-off. Since apparently some in the construction industry still haven’t realized that this very industry is heading into rough waters, they want to quickly squeeze the last penny out of their customers before the lean years come.

Material currently costs 60-70€/linear meter for 1.83 in 8/6/8.
That felt like it cost half that two years ago.
