At the moment, I am quite glad that we did not buy either the major renovation project or a building plot. If planning certainty is needed because of a limited budget, you are really screwed right now.
I hope it calms down a bit by autumn.

It can always get more expensive, even if, as currently, some prices rise more than usual. Therefore, my frequently repeated advice: If an additional cost of 10 or 20 K seriously endangers the project, it is better not to build at all or to build more cheaply. And I am not saying this because I have it so easy, but one must always expect five-figure extra costs, even with careful planning.

You still have those “normal” extra costs in top condition now... because the uncertainties that cause them continue in parallel.

A colleague drove 120 km one way just last week to buy OSB boards. Meanwhile, there are at least three large hardware stores right here in the city.

Yes, what is inherent in a construction project. Unfortunately, your unplanned extra costs currently still have to be multiplied by 1.10 - 1.20. And on top of that, your actual & planned basic costs have also been moved significantly upwards.

10 to 20 K are probably not the problem. That should be manageable for almost everyone. But from 30 K on, I wouldn't enjoy it at all anymore... And then possibly additional costs like provision interest, double burden from rent, etc...
