Not at all!!! Unless the bank is giving away money. That is the rate at which banks refinance themselves. On top of that come all cost items and of course the bank’s profit. That’s why nowadays you end up more around 3.5-4.0%.

That's true, just don't neglect the efficiency. With many simple stoves, quickly only 50% remains inside the building envelope.

Yes, completely correct.
But what do you want to consider there? The water-bearing chimney? Tiled stove? DIY store goods?
It always has to be viewed and calculated specifically.

Yes, our planned renovation is also getting more and more expensive due to the increase.
I secured the forward loan for the follow-up financing in Oct 23 at 3.03% in May (?). I was annoyed for several months afterwards, but slowly I believe I did everything right...

Not directly about the construction costs:
Today there was an on-site inspection with the general contractor to visit the building site and define the crane setup area, schedule, rough process, etc. The start of construction remains the last week of October as planned since this winter, which of course pleases us. I have already said quite a bit about the prices several pages before. Here, presumably, a few more euros will be added, but nothing significant. The ventilation unit is apparently not deliverable; fortunately, the heat pump was ordered long ago, and the windows will be ordered shortly. So far, there have been no "horror reports."
All in all, flexibility and willingness to compromise are required if the house-building project is to be successfully completed nowadays.

And then there's the storage space and the whole effort you have with it.
No, I'd rather keep buying gas, even if I had a stove. No matter the cost.
