The 4% are not far away anymore. RIP construction industry, they will start complaining again now - the fat years are over

Expropriation would of course be a big deal - let the Berliners try it first. I would rather say gentle pressure. One will probably have to endure it. Only partly is it simply nonsense. The opposite problem compared to metropolitan areas.

Oh nonsense. The "I'm-booked-for-24-months-take-it-or-leave-it" pricing strategy is simply collapsing. There are still plenty of willing and capable builders (Erbengeneration).

Honestly, I don't believe that. The books are definitely still full for the next 2 years and there is enough wealth in Germany. It is just getting increasingly difficult to build "on your own strength." More capital simply comes from relatives...

I read about donut villages from time to time. My husband and I were looking for exactly such a thing, but did not find it on the market. Well, maybe such houses are no longer listed due to an alleged lack of sales success. Our disadvantage in the search was certainly also that we did not previously live in our desired region, but about 600 km away, so we could not just roam through the villages, attend village festivals, and ask around. Even after our new build, we can imagine renovating an old house if we find a suitable property here in the region where we have now been living for 1.5 years ... we will continue to keep our eyes open. :)

I don’t really believe that. If the shortage of personnel in the construction industry is not just an excuse, the whole thing will just settle at a normal level. The focus will shift from new construction to renovation of existing buildings and (hopefully) more quality will be built instead of quantity. However, subsidies in the area of renovation will be factored into purchase prices, so it can be assumed that houses with good substance will see a good increase in value. What I don’t believe is that construction activity will completely stop because of that. As some previous speakers already said, somewhere within the family the money will come from – I agree with that too.
