But I meant the time when every hairdresser, bakery seller (nothing against those professions - just average people) could somehow afford their own house through EL, I don’t see that anymore.

In America, 30y fixed mortgage at just under 5% :D

If I build a house myself for 150,000 euros and still finance it, I can do that at 5 percent interest with a normal income. Also in a normal time frame with a 20-year term.

That is realistic and doable. No one needs all that KNX and ventilation stuff. You can do it, but you don’t have to.

During my construction phase, I also worked only 3 days a week part-time and earned only 1,200 euros net.
That worked just as well. Now I don’t earn that much either, but I also don’t have to service a loan.

So that every person with maybe 1500 euros net could afford to put up a single-family house, even if they had gotten 0.8% interest—I strongly doubt that :)

Hey Peter is back! How is the well-being? I am currently not working at all because I won the lottery and have time to write in the house construction forum. Living with 4-5 paid-off properties in Kreuz is simply comfortable. 1200 euros net is a lot of money - you’re basically swimming in cash. How do you actually defend yourself against the upcoming property tax on debt-free real estate, about 5-10% p.a. per 50sqm of living space?
