In our neighboring town, the equity requirement was not regulated in the same way, but it was stated that you could only have a household income of x or you would get points for it. As a result, students (!) whose earnings were indeed low before the application year and who now, of course, earn well, as well as families where the mother (yes yes, it can also be the father) was on parental leave at the time and the household income was therefore low, are now being accommodated there. We dual earners with a child in planning did not get a chance.

Crazy, with such rules in our region not a single house would be built anymore. 50% probably already exceed the income limit but with “only” €120k equity you might get 100 sqm of land with some luck. Then high six-figure loans would have to be taken out for building, which in turn is hardly repayable within a lifetime on incomes under €100k.
A topsy-turvy world, one might say.

Yes, here too, they are all single earners with 2-3 children without working women, otherwise the limits don’t work.
Most still got a 500-650 loan despite average income because of the low interest rate. That would be impossible now.

One more thing about costs... I was browsing through the customer magazine of the [Stadtwerke] earlier. Two articles in a row about prices, and both prepare the customers for the fact that the [Stadtwerke] expect a doubling of prices for end customers in the medium term. And of course a significant increase for electricity.

Yes, exactly, this is also quite common with municipal plots around Munich. The more equity you have, the fewer points you get. However, usually the status at the time of application counts. So if you inherit 500k after submitting the questionnaire, you won't have points deducted retroactively.

But despite these allocation guidelines, the plots are highly sought after. My brother-in-law was told upon inquiry that you definitely have to be married and have at least two, preferably three children to even have the slightest chance. Although he and his wife grew up in that town, have very little equity (but earn very well), and the plots really weren't cheap, they only ended up in 39th place. A total of 4 plots were awarded, and that's probably it again for the next few years.

Bans and subsidies (through government regulation) have never worked in the long term.
The best example was the KfW subsidy for new construction – the idea wasn’t wrong, but the result was massive price increases.
When heating systems were subsidized by 35-50% and order books were full, that was simply added to the price.
Instead of making such professions attractive again and supporting companies and young craftsmen.
30% of heating technicians in Germany will have no one to take over the company in the next few years.
Now we all want the energy transition, but there is neither sufficient material nor skilled workers. It doesn’t matter whether heating, photovoltaics, insulation, etc.

In the past, grain was even airdropped in Africa to alleviate hunger.
Of course, that didn’t work well in the long run.

Now the avalanche of cost explosions is coming toward us, and in the long term, affordable, energy-efficient housing will be lacking.

Regarding costs: my numbers are recalculated as of April 2022 for our two-family house.
The increase in loan costs and building materials would have been +59% in just under 2 years; if I include the lost KfW subsidy, we're at 70%.
Even with a strict budget, that would have only worked with great difficulty.
