I also find the floor plan unsuitable. If a car is parked on a 3-meter edge strip, you (and the man with the packages, etc.) don’t want to have to walk past it to the front door). That is tight and far. Better to have the front door facing west. Ideally IN FRONT of the car.

What is especially unfortunate about this floor plan is that there are no windows facing east or west in the living area or the office! To the east, you definitely have the nicest (because unobstructed) view—but unfortunately you don’t see it. The west side of the house will probably be shaded most of the year by the western neighbor. The sun is quite low there. However, you will certainly find a spot in the garden with western sun. By the way, you also have southern sun in the east garden ;) It will only get "dark" in the sense of "without sun" in the afternoon when your own house casts a shadow. So I would also mainly orient the whole thing towards the east and south.

Do the cars really have to be able to turn around, or can one “learn” to drive backwards? Parking 2 cars one behind the other is probably not desired, right? I am currently thinking about how and where to arrange things best so that you don’t lose the "small" garden due to too much parking space. Although 450 sqm is considered a huge plot here in Munich. You should see what is standard here nowadays. THAT really makes you feel claustrophobic. :eek:

Building for under €2000 per square meter (for a house with a slab foundation) is very difficult nowadays. Even if you find a cheap provider. With 120 sqm, that is already €40,000 over budget. Don’t forget when it comes to a loan that building involves certain cost risks. Especially with cheap providers, these are often shifted to the builder: earthworks done by the builder, earthquake zone 0, and so on. There are also many own contributions that might not represent a big cost risk now but still need to be done, e.g. painting the roof overhang, boarding the attic. That’s not incredibly expensive and can usually be done yourself but it takes time and costs money. Costs that do not appear in the offer. And then the well-known additional costs that are easily forgotten: kitchen, garden, registering the land charge, builder’s liability insurance, lamps, a few new cabinets, moving, garden tools. That adds up and quickly another €20,000 is gone, even without crazy demands. I am currently working on setting up my budget cleanly for concrete financing talks and the little things add up a lot. And many of these are reluctantly financed by the banks as they are not covered by the land charge. I can only recommend having a non-binding financing talk with the bank or a loan broker to clarify in which price range you are securely financed and in which price range you can just barely finance.
I had also considered that at first. The problem then is that you lose space on the already very narrow side due to the front door and hallway. Turning the house in a north-south direction would also be possible and great for the entrance (similar to Town & Country Bodensee 129), but then it stands right in the middle of the garden or the cars are directly in front of the living room.

agrees with the entrance. I wanted to save a few square meters of sealed surface. The parking and turning area consumes enough.

If necessary, you can also pave with gravel.

We have a 30-meter-long driveway here - that means long cable routes. The question is whether to relocate the utility room to the SW or if the few meters don't really matter. And you place the utility room in the NW.

Without gravel, a sandbox or paddling pool can be placed on the 3 m and the children can play in the shade

Hello,

Thank you very much for the ideas and suggestions. Could you please take another look at the following ideas? V01 largely corresponds to what was proposed.

Changes to the property: It is rather 465 m², and 12 meters must be maintained to the house of the western neighbor. That means house distance to the western boundary 5 or 6 m (depending on where the new house will be located there).
