I recently watched a documentary that, among other things, dealt with hereditary leases. And about how some municipalities only release their building land this way so that they don’t lose control of it but ultimately retain ownership (and to deter investors). For me, that would not be an option at all. Either ownership or rent, but not this in-between where I pay for decades and in the end it doesn’t belong to me, even though my house is on it. I clearly see the advantages on the lessor’s side.

Even with a term of 99 years, I could only sleep somewhat well considering the thought: "The property might possibly revert then."

The main problem with the matter is the 2/3 compensation in the event of reversion. This means that at this moment the lessor's leverage is incredibly large. Either the higher ground rent is accepted or the lessee loses a third of the house. And any not completely stupid buyer will have already taken this into account 3-4 decades in advance. Personally, I would have had significantly less discomfort with the topic if the compensation were considerably higher.

The advantage goes either to those who otherwise wouldn't get any financing and therefore wouldn't come into ownership at all, or to those who simply don't see a disadvantage and agree to it.

For example, we only have 80 years, and believe me: we can sleep very well with the small financing rate plus lease. If everything goes according to plan, we'll be done in 5 years (a total of 14 years of financing) and have about a €200 lease "to deal with."
