I plan to provide you here with more information after the selection/contract if there is any interest. Before that, I thought it makes little sense, because many forum members mention that the selection still holds quite a few surprises.
The selection is linked to the contract. The contract already has the purchase price at the bottom right, right?
Maybe I used the wrong term. What we have so far in documents is: order confirmation, order, fixed price offer (and of course the description of the construction services). Possibly I confused contract and construction plan.
What do you expect there? It may be that a few thousand are being discussed, …
I assumed, also based on the descriptions here in the forum, several tens of thousands. I understood that companies use the selection to make a lot of money.
What do you want to select everything? Reading it like this, one might think you have something to select everywhere without having talked about it before signing?!
Whether everywhere, I don't know, we had no opportunity to see the selection beforehand. I would still find it nice if one could configure a house in detail beforehand, like a car. But I assume this is currently not desired by the homebuilding companies. Maybe it will change if demand/order situation changes.
Our selection included the value of our roller shutters and some sqm of wooden wall cladding, which we additionally decided on. Everything else was already signed and fixed in various positions in the contract. Then it was really only about door color, choice between 6 front doors, door handles and such.
Topics we will deal with: type/quality/colors/design of the facades and the interior walls/ceilings. For example, we would like white ceilings but non-white walls. Type of doors: glass or non-glass, how many leaves. Color/security class of the windows. Lattice distribution in the windows, depending on that the size of the windows, terrace doors or French doors everywhere on the ground floor (this seems to make a difference with the "entry/exit"), and much more.
Everything else was handled on site with the craftsmen (tiles, sanitary, electrician)
How it will be with us, I do not know yet. So far, I have understood that tiles, sanitary fixtures, sockets/location of sockets etc. are determined during the selection.
