Tonight our banker called twice already, needed more data for the contract preparation [Annuitätendarlehen]. After that, I wondered why he was so stressed. Then I checked their website - as an example: the interest rates for 15 years jumped from 3.15% to 4.85% with them... :D No idea what's going on - I suspect a mistake in their system ;)

The 4.98% comes from the current interest rate situation. This rate is currently available for 30 years. Here is an interest rate offer from R+V.

Electricity prices have nothing to do with construction loan interest rates. Yes, we are facing a crisis, but interest rates fall during a recession.
As long as the euro is kept alive and no financial reform is looming, there will be no high interest rates.

I will probably make myself unpopular, but this whining is also part of the problem. My grandparents (one was expelled from Silesia, the other was thrown out of the house by their parents because of a disagreement) both had to build houses... because three years after the war there simply were no rental apartments. They managed it... not this crisis, but the post-war years were the biggest crisis this country has ever experienced, that should never be forgotten... our parents then lived for 30 years under the sword of Damocles of the Cold War, then the oil crisis, the dotcom bubble, etc. Did they all whine like this because the cedar wood shower fitting wasn’t installed or because they had to paint a wall themselves? But this runs like a red thread through everything... no one wants to go into craftsmanship anymore, no one wants to go into worldwide field service anymore, no one wants to make their own effort anymore... that will never work in the 21st century. The tiger states are on the rise and their populations are ready to work very, very hard for prosperity...
