Near us, near Berlin (about 40 km away), so now almost the commuter belt, people are also paying amounts that we would no longer afford, and that with about €6,700 household income. If we were to build now, we would not pay €550,000 including 1,462 sqm of land, but well over a million. The land alone, which we bought for €40 per sqm 4.5 years ago, now costs around €350+ per sqm. Unfortunately, the plots with 20 m street frontage and 73 m length are hardly divisible.

Supply and demand. The demand is there. But the inventory supply suffered a significant loss last year...

And I suspect the houses were already notarized a long time ago. Probably before construction started and before the flooding.

I think your fantasies are running wild now? Who is supposed to pay you over 500,000 EUR for such a poorly (in terms of further subdivision and resale) cut plot of land? You don’t live in Potsdam or Werder, but only in Fichtenwalde. Please stay grounded...

I never wrote that someone gives me so much money for the subdivision. However, in Fichtenwalde, plots of land that are 600 sqm in size with developer ties from Town & Country were sold for €365 / sqm + broker commission. And they went quickly... Also, in Beelitz-Heilstaetten, all the apartments/terraced houses currently being built are gone. There are still plenty of Berliners who want to come to us...
