A used property also consists of compromises. How long the renovation will take and how high the costs are are also up in the air.

Difficult situation. I would probably try to downsize and save where possible, like getting rid of the [ETW], lower energy standard. If the buffer is still not big enough, abort. Maybe it will look better in one or two years.
Missing garden is not nice with children, but you can create compensation and alternatives. Missing money is difficult. You can't just print it.

I can’t contribute anything helpful but can say that we feel exactly the same. Fortunately (or unfortunately?) we are not as far along as you are: we are still waiting for the approval of the municipal building area and currently don’t even have a plot of land. Nevertheless, the topic of building a house has been a central desire for 3-4 years that we have been consistently engaged with and which is now dissolving into thin air.

I’m blaming myself quite a bit because there would have been one or another opportunity. If only we had bought the back then completely overpriced plot of land in 2020 or if only we had taken the stupid developer’s semi-detached house with a tiny north-facing garden in 2019. In both cases, we would now have a house with an incredibly cheap financing rate compared to today’s conditions. Instead, our equity is practically evaporating and there is no hope in sight. I can well imagine how you and others feel who are further along in the project.
