I heard that 30% of the companies will retire and close in the next few years - without successors. Now the heating + sanitation industry. That's why there are hardly any people who can install a heat pump promptly (regardless of delivery time).

Don't imagine it's that simple. You won't find a good plumber on MyHammer. I know that from experience. And if it then takes them 8 hours to install a toilet, you'll be surprised by the bill.

And if something breaks or leaks in the bathroom, do you have warranty disputes with the GC? I also considered having the bathroom self-executed because of the many extra costs, but the idea of a leaking shower, for which then nobody is responsible, was too intense for me.

Yes... those beloved problems with the younger generation. If I were young again, I would learn a craft. But students are not made it easy to make such a decision. The first subjects to be cut due to teacher shortages are the creative and craft subjects. They don't even get the idea to orient themselves in such an area because there are hardly any points of contact. Well, it wasn't different in the past, but often the father or grandfather was tinkering... that is also becoming less.

Apart from the fact that sealing the shower is not directly related to installing fittings, the issue of liability with our general contractor (GU) has already been clarified. For example, the sealing is logically done before tiling and is clearly within the GU’s scope of liability. Handling any damages that may occur later is purely a matter of documentation between the GU and, in this case, us. If a fitting that we purchased breaks, that is a matter of warranty between the dealer from whom we bought the items and ourselves. So I don’t see where the problem should lie. Of course, one can imagine the worst-case scenario, but quite honestly, that is what various insurances are for in case of emergencies. Otherwise, out of fear that “something might happen,” no one would perform any self-executed work on their construction project, not to mention the many liability interfaces with the GUs. I prefer to think positively and approach the matter all the more focused. I can absolutely understand your line of thought and decision, which is why we only execute the sanitary equipment and painting ourselves; the rest of the construction is carried out by the GU. The fact that not every GU agrees to clear-cut warranty regulations may also be due to the effort involved. However, we had to wait a long time for our GU, as some may still remember.

(...) In newly constructed residential buildings, a total of 135,133 apartments were approved from January to May, 1.5 percent less than in the same period of the previous year. There was a significant decline of 17.8 percent to 34,809 in single-family houses (...)
Statistics on building permits Jan. - Jun. 2022 - Source: NTV.
Around 18% is already a drastic drop in single-family houses.

And we are not even talking about those that are actually (now) being built, because:

"Although approved apartments are often not built initially because craftsmen and construction companies have no capacity due to high demand. In addition, there is a shortage of materials and delivery bottlenecks." - I bet some of them unfortunately will not be built at all anymore.
